While Modular Homes are gaining popularity across Australia, there are no nationwide regulations, and rules for living in caravans vary by state and local council. If you're considering purchasing one of our caravans, we recommend discussing your plans with both us and your local council to ensure compliance with local regulations.
In NSW, you may be able to install one of SNAPBUILD's modular houses on your property without local council approval, thanks to the NSW State Legislation (Manufactured Home Estates, Caravan Parks, Camp Grounds, and Moveable Dwellings Regulation 2021, specifically subdivision 3, section 77). However, some councils may require approval for connections to sewer mains or septic systems. You can view the legislation
here.
Outside of NSW, council approval is not typically required to park a modular house or caravan on your property, although councils may impose time limits on how long you can occupy it. These limits vary by council.
In Victoria, the "Dependent Person’s Unit" policy has been introduced, offering more clarity on modular housing. More information can be found
here.
In WA, the Shire of Esperance views modular homes as a sustainable and affordable living option and supports their development in their Local Planning Policy. More information is available
here.
Remember, if your local council isn't familiar with the term "modular house," referring to it as a caravan may help.
